CrownPoint Development Group, Inc. – Harrison Heights Redevelopment Project – Town of Harrison, NJ

JMS worked closely with CrownPoint Development Group, Inc. to conduct remediation activities that led to the success redevelopment of this former cookie factory on Bergen Street in the Town of Harrison, Hudson County. The site was underlain by Historic Fill that contains concentrations of semi-volatile organic compounds and metals in excess of the NJDEP Soil Remediation Standards. The site improvements, including the building slab and parking lot, etc., are designed as engineering controls to cap of the historic fill material in accordance with New Jersey Department of Environmental Protection (NJDEP) guidance and regulations.

Remediation is complete. A notice has been attached to the deed that documents the presence of historic fill material and the engineering control (site cap). Ground water is addressed with an institutional control, a Classification Exception Area designation, which identifies the presence of the fill material and the potential for ground water to be impacted by the fill.

Once the NJDEP issues the soil Remedial Action Permit, JMS will issue a Response Action Outcome for the site. The cap will be maintained under a soil Remedial Action Permit issued by NJDEP and will be periodically inspected to comply with all NJDEP requirements.
